1. THE HOUSE

The house dates back to the early 1800’s and due to the nature of the building, we do not have facilities suitable for those guests who are confined to a wheelchair. It should also be noted that the building has no lift.

If you do have any specific requirements please do not hesitate to contact us before making a reservation so that we can endeavour to meet them.

We welcome correspondence by email via info@FabGuest.co.uk in the first instance.

Please note that we do not operate a 24 hour reception but staff are on hand or a call away, should you require help in any way.

2. BOOKINGS

Upon booking your credit card will be charged for the full amount up front and your room will be guaranteed for your arrival. A receipt will be sent by email as confirmation. Should you wish to cancel your booking, admin fees may apply. Please refer to our cancellation policy for further information.

3. ROOM RATES

All our room rates include VAT at the current rate which may be subject to fluctuations.

We reserve the right to change the rate at any time although prepaid rooms will stay at the same rate advertised at the time of booking.

The rate advertised is based on one room per one night stay unless advertised under a packaged or promotional deal.

The price is a room only price and does not include breakfast.

4. OCCUPANCY LEVEL

Each room has a specified maximum occupancy level as advertised when booking the room, please ensure that you have the correct room for the occupancy required.

5. CANCELLATION AND CHANGES POLICY

You may cancel your booking within 24 hours after the booking has been made without incurring any fees provided that your arrival date is more than 14 days in advance of your booking.

If more than 24 hours has passed since you completed the booking, but the arrival date is still more than 14 days in advance of your booking, a fee of £10.00 will be charged for the cancellation or any changes to the booking date.

If you cancel a booking within 7 days of your arrival date you will not receive a refund.

6. CHECK IN/OUT TIMES

Every effort will be made by FAB Guest to ensure your room is available by 2pm. Check out times should be no later than 11am unless you have booked a late checkout time in advance. FAB Guests reserves the right to charge a late checkout fee for those guests checking out late.

7. HEALTH AND SAFETY

We take the safety of our guests and staff very seriously and have installed CCTV in all communal areas and video entry on the main door.

In case of fire, sprinkler systems have been installed throughout the building for your safety.

If the alarm sounds, please vacate the building as soon as possible. Do not stop to collect any personal belongings or wait for a member of staff to evacuate you.

It is against the law to smoke on the premises and we therefore operate a strict non smoking policy throughout the building. A fixed penalty of £500 will be issued to any guests who may put other guest and our staff at risk by smoking, plus you will be liable for any damage caused by the sprinkler system if activated.

8. PRE-ARRIVAL

Once you have made your booking, you will receive a confirmation email with the details of you booking, please check that they are correct.

Should you wish to arrive earlier then your check in time, we can arrange special access to drop luggage if you would like to explore Brighton beforehand. You can order early access online, as a zero cost extra for your booking.

We do try to call you prior to your arrival to check that you know where we are and to offer advice on getting to Brighton, to see if we can help with any aspect of your visit and to answer any queries.

Brighton train station is located at the north end of Queens Road, this is approximately a 15 minute walk from us, though there is a busy taxi rank available at the stations exit and will cost around £6 to FAB Guest, or Brighton & Hove buses stop at the station, numbers 12, 14 and 27, 37 Charlotte Street.

Pool Valley bus station is located just off the Old Steine near to the Brighton Pier, and is approximately 15 minutes walk away.

9. ARRIVAL AND PARKING

Your unique access code, sent 2 days prior to your arrival will not gain you access to the building prior to your booking time, early arrivals will need to press the intercom bell to speak to a member of staff if your early arrival has not been pre arranged and you have not received special entry code.

Brighton is operated by a green council and therefore parking is at a premium in the city with car parking charges designed to discourage you from driving.

If possible, we advise leaving the car at home and use the very efficient transport links available in the city or walk and enjoy the sights as everything is just a short distance away.

If this is not possible and you are arriving by car, you may purchase a guest parking permit from us but please ensure that you have done this in advance of your arrival to avoid any delays and possible parking tickets.

Pre paid daily parking permits will be left in your room for you to complete. Details of the parking bays where you are able to use these permits will be issued with your permit.

10. RECEPTION AND LOWER GROUND FLOOR

When you first enter Fab Guest you will find the lounge area located on your left as you come in, please help yourself to a Tea or Coffee, or chilled water from the fridge, available for all our guests.

The lower ground floor still has some redecoration works to be completed and lockers will be available on this level to store luggage, once works have been completed.

Due to minimal space we will not be able to guarantee a locker to all guests and priority will be given to those who have informed us of an early arrival in advance. Luggage can be left up until 2pm on your departure day if booked in advance.

Please note that items are left at your own risk; please ensure you have adequate cover to insure against such events.

11. BEDROOMS

The hotel has 14 bedrooms as follows:
Level 3: 3 double rooms
Level 2: 2 double rooms, 1 Twin room, 1 single room
Level 1: 1 Superior King, 1 Twin room, 1 single room
Level G: 1 Double room – Lounge
Level LG: 1 King, 1 Double, 1 Single – Garden

Duvets and pillows as standard are non-feather.

All rooms are equipped with remote controlled colour televisions with Freeview.

All bedrooms are equipped with fire detection and alarm.

In your room will be:
-REN Toiletries
-White Fluffy Towels
-A Hair Dryer
-Mineral Water

12. BATHROOMS

-All bedrooms have wet room showers; our two king’s size rooms have free standing baths in the bedroom area.
-All bathroom floors are tiled with under floor heating for quick drying.
-There are lever taps on all sinks and baths.
-All toilets have a push button dual flush system.

13. PETS

No pets are allowed in any area of the hotel.

14. GENERAL

FAB Guest does not operate a 24 hour manned reception but offers a 24 hour virtual concierge by text or email.
